We at Sun Palm Villas are a family run Property Management Company specializing in providing the highest levels of that personal property home care, and quality maintenance services, that our homeowners expect. We pride ourselves on the quality of the homes we look after, and manage all of the homes listed on this site as well as some that are not, as they are kept as a second home. We are located in the Kissimmee area of Orlando, and being a smaller company, we can offer the personal touch that most large companies cannot give you. We have an understanding of the issues and concerns that are associated with owning a valued investment property whilst possibly being located thousands of miles from Orlando. If you want to earn rental income, we will endeavour to aquire quality bookings for your home, if not we will just visit regularly, maintain the property, pool, and gardens, so that when you visit, your Villa is in the same condition as when you left it. If you are unhappy with your existing managers, then please contact us for a fully confidential discussion of what we are able to offer. We will not make false promises, but we will give you an honest appraisal of how you are currently being treated, along with suggestions of how it could be improved - whether you decide to join us or not. The quality of your managers will ultimately be the deciding factor on how much you enjoy your home in the sun - there is nothing worse than arriving to find your home looking as though it has not been cleaned properly for months, or finding out that the utilities have been cut off due to non-payment. We at Sun Palm Villas also offer your guests the security of 24 hour emergency assistance, so if that enexpected accident happens or there is a personal crisis, a member of our staff is always on hand to respond. Our Full Management Service Includes: - License Preparation And Renewal - To ensure your Villa meets all State and Local rental standards. We ensure that your home has all of the necessary licences required by the state and county where your home is located. We will also apply for the annual renewals and ensure that all current licences are displayed in your home. -------------------------------------------------------------------------------- Property Information Folder - An information folder will be placed in your property. This provides guests with everything that they will need to know while staying in your home, such as appliance operating instructions, useful telephone numbers and the locations of restaurants and nearby supermarkets. -------------------------------------------------------------------------------- Payment Of All Bills - For obvious reasons !! We don't want guests arriving to a home without power !! Our bill payment service includes electric, water, telephone, cable T.V. and sales and tourist taxes. There is no additional charge for this service. -------------------------------------------------------------------------------- Full Home Cleaning Service - We will ensure your Villa is kept to an exceptionally high standard at all times. -------------------------------------------------------------------------------- Home Inspection Before Guests Arrive - To ensure everything is in order. On arrival day a complete walk through of your home is done to ensure that the home is ready for guests arrival. A courtesy light is switched on and the Air Conditioning is switched to a comfortable setting. -------------------------------------------------------------------------------- Home Inspection After Guests Leave - The home is inspected immediately after guests have departed to ensure that everything is left in the condition it was before their arrival. We will inform you by email of an problems. -------------------------------------------------------------------------------- Pool Service - We only use fully qualified (CPO) pool cleaning staff. Your pool receives weekly attendance so that its water quality and cleanliness are maintained. We will ensure your pool is at the correct water level, as pools do lose water due to evaporation during the Summer months. We will also turn on and off pool heaters when they have been requested to be used. Pool decks are hosed down and pool furnishings cleaned over. This work continues regardless of whether the house is occupied or not. -------------------------------------------------------------------------------- Gardening Service - Kerb appeal means a lot. Lawns will be proffesionally mowed, edged, and trimmed each week. Shrubs will be kept tidy and cut back when needed. Fetilization treatments are given in the winter months when it is not necessary to cut the lawns each week due to not so rapid growth. This work contiues regardless of whether the house is occupied or not. -------------------------------------------------------------------------------- Pest Control Service - We use a highly reputable company for all our pest services. They will spray the outside perimeter of your home and use a non-toxic chemical inside your home. This service is done each monthand should there be any problems between visits your home will be treated without any extra charge. An inspection for termites should be performed annually by a reputable Termite Inspection Company. -------------------------------------------------------------------------------- Maintenance And Minor Repairs - To keep your Villa looking as good as new. Minor scratches are touched up on a regular basis, smoke and door alarm batteries are frequently tested and Air Conditioning filters are changed monthly. Air filters and light bulbs are provided at no extra cost. -------------------------------------------------------------------------------- Free Advertising On Our Websites. -------------------------------------------------------------------------------- Special Services - Sun Palm Villas also offers special services and products to your guests. We have a popular meet and greet service where guests are met at the airport, assisted with luggage and obtaining their rental car and lead directly to their home. We also have available BBQ grills, cribs, high chairs and strollers. These will be delivered to the home ready for guests arrival. All of the above services are provided at an additional charge. -------------------------------------------------------------------------------- Communication - We fully understand that as a homeowner, you want the peace of mind, and also the confidence, to know that your home is being cared for and maintained to the highest standards. We can be contacted at any time if you have any questions or requests. -------------------------------------------------------------------------------- 24 Hour Care - We believe in being available to our guests and homeowners 24 hours a day, 7 days a week, to ensure that any issues are dealt with promptly. For this reason we have a 24 hour emergency line so that guests can reach us immediately. -------------------------------------------------------------------------------- Administration Services - Our administrative staff are always available to answer any owners questions and queries. We offer our owners a variety of support services, including bill paying, utilities connections, licencing services, and detailed monthly account statements. We account to you each month for all charges against your home. You must keep your account in good standing to allow us to meet your property charges in a timely manner. These amounts are often offset by rental income received, with any surplus funds paid to you as required. We ask that your credit balance is set at $750. It is imperative that this account be maintained with sufficient funds to pay all of your charges. (i.e. Pool Care, Pest Control, Lawn Care, and Management Fees. The best and easiest way to acheive this is to have a credit card logged with our office for the sole use of maintaining the balance of your reserve account. -------------------------------------------------------------------------------- Rentals - We normally have sufficient bookings to ensure your house is rented for much of the year but we also encourage, assist and guide you if you are making efforts to find your own rentals. We charge no fee for looking after your own guests. -------------------------------------------------------------------------------- Agent Programs - We provide a commission to our homeowners who pass bookings on to us for placement in other homes. So, if your home is booked, you can still profit by passing reservations to Sun Palm Villas. -------------------------------------------------------------------------------- Our Services - The following are our standard charges that would be incurred as part of our property management and rental program : Home management, monthly at $100 (5 & 6 Bed properties $125) Pool maintenance (if applicable), monthly at $85 - ( $90 With A Hot Tub) Lawn care (if applicable), monthly at $75 Cleaning, per time - $70 (3-bed), $80 (4-bed), $90 (5-bed) Pest control, monthly $30 Cleans are only charged to the homeowner on stays of 5 nights or longer*. * This applies to Sun Palm Villas Bookings. -------------------------------------------------------------------------------- We do not charge for show-ins, bill payments, your own, or your guests visits, keys, call-outs to your property, minor repairs and some minimal items. By having your property managed by Sun Palm Villas you are also able to benefit from discounted rates for cable-TV and free registration, if you wish, to Freetalk which, for a fixed $35/month provides you and your guests with unlimited long-distance and international telephone calls almost anywhere in the World! We do not tie owners to any long-term contracts, it is after all your home. If at all you are unhappy or not satisfied for any reason, we ask that you give us one months notice of your intent to terminate our management agreement. Of course, we doubt that you would be unhappy, and we hope that you will consider SUN PALM VILLAS. It would be a great pleasure to be of service to you. -------------------------------------------------------------------------------- We endeavour to build a great working relationship with all our owners by being available to answer virtually any question any time of the day or night. A member of our Team will always be available to give help or advice to guests whether over the phone or, if necessary, by visiting their Villa. No two Villas are the same, and by the same token, no two guests requirements are alike. We will, therefore, not restrict our offer to a small list of additions, we will listen to what our guests requirements are, and wherever possible, we will ensure they are met. WE ALSO OFFER......
